Tampa Palms Tile Roof Cleaning

This has been a rainy summer here in the Tampa Florida area so far, and we need the rain. Despite the summer rains here, we still have managed to get some tile roofs cleaned. This lovely home is located in Tampa Palms, a gated and deed restricted community, in the 33647 Zip Code.  We are Tampa Bay Buc Fans here, and post on several local Blogs and forums dedicated to our team.

That’s how this customer found our tile roof cleaning company.  It was fun talking football with him, and  a pleasure to clean his beautiful flat tile roof. As you can see, he asked us to leave a yard sign there, and sure enough, we have 2 additional neighbors of his to clean for, as a result of this job.

As you can see by the before and after pictures, this tile roof was pretty filthy, and that is a Big No No in Tampa Palms! Not only do they have a vigilant homeowners association, but neighbors are known to turn in other neighbors who fail to keep up the appearance of their property.

This is just my personal opinion, but I think it is pretty dirty to turn in one of your neighbors to the homeowners association.

However, it is true that the black stuff we see on roofs here in Tampa is an Algae, and it spreads itself by airborne spores, and critters going from dirty roofs to clean roofs. So, a dirty roof on your street can compromise the attempts of your neighbors who are trying to keep their roofs clean.

We told him to relax, and let him know loud and clear that this was not our first Rodeo. He said he was just joking, and that he had “done his homework” on us. What causes those Black Stains on my roof?
The black streaks and stains seen on many roofs here in Tampa are caused by an algae, technically known as gloeocapsa magma. Once present in an area, the algae can quickly spread by airborne spores being carried from rooftop to rooftop by the wind, birds and other small critters. All roof types, including asphalt and fiberglass shingle, cement, ceramic and clay tile as well as wood shake or metal are susceptible to algae infestation. Our heat and humidity greatly accelerate the formation and growth of these black roof stains.

Can a roof be cleaned with a pressure washer?
Honestly, yes, roofs can be pressure washed. Is it a good idea? Absolutely not! Highly pressurized water can temporarily remove the visible stains, but the toll it takes on the shingle and tile roofing material can be extremely costly. Not only does it not destroy all the algae spores, but it can remove granules from shingled roofs and cause color-fading on tile roofs. Since pressure washing spreads the still living algae spores all over, it is not unusual to have to have your home and driveway cleaned, after the roof  has been pressure washed!

The shingle roof in the picture below is located in Tampa Palms.  These folks got a roof cleaning letter from their homeowners association. They called us for an estimate, but decided to have their shingle roof pressure washed by some other company, because it was a little cheaper. Their roof is ruined, as you can see, this damage is permanent!

Gloeocapsa magma is blue-green algae, which is cyanobacteria, it is a type of algae. Algae are polyphyletic, and major algal groups are not all closely related to each other. Algae is NOT a taxonomic category, it is just a common name for all things photosynthetic that are NOT plants. Cyanobacteria are an ancient line of photosynthesizing bacteria, responsible for Oxygen gas in the atmosphere. It can be said that Cyanobacteria are responsible for all advanced forms (eukaryotic cells) of life on earth. It has gained notoriety in here in the Southeast.
The reason is this particular type of blue-green algae is responsible for creating the unattractive black roof stains and/or streaks commonly noticed by many. The blue-green algae, unicellular, accumulate over time; this accumulation begins to show the problematic black stains as the cyanobacteria develop their dark and hard UV-protective outer coating.

The primary reasoning behind the rapid spread and noticeability of this algae in the Tampa Florida area are:

1. Rising humidity and temperatures in Tampa combined with more and more bacteria spores promotes their spread with these favorable conditions.

2. Fiberglass shingles (the most commonly seen amongst today’s residential homes) have been being made with limestone as a filler (in the asphalt). These shingles hold moisture and organic “bacteria food” material longer (especially on the North-side in the Midwest) than the paper/asphalt/ceramic shingles of 20+ years ago. Additionally, these particular algae enjoy the limestone as a food source.

Once the blue-green algae have become noticeable, the stains will continue to worsen year to year. There is debate over the actual harmfulness of this particular blue-green algae to roofs, as there is little supportive scientific research. However, most “experts” within the subject area conclude the blue-green algae to be harmful, if left untreated, as the growth holds moisture within shingles causing premature aging, rotting, and/or granule loss.
